Penetration Seals (Sealants, Wraps, Collars) Installation Contractor in Dubai UAE
Penetration Seals (Sealants, Wraps, Collars) Installation Contractor in Dubai UAE
In the modern construction and industrial environment, fire safety, structural integrity, and regulatory compliance are critical priorities. Penetration seals - which include fire-rated sealants, wraps, and collars - are among the most essential passive fire protection systems used to maintain fire compartmentation and prevent the spread of flames, smoke, and toxic gases through service penetrations in walls, floors, and ceilings.
Protek Contracting is a Civil Defense-approved specialist in the supply and installation of penetration sealing systems for Dubai, Abu Dhabi, Sharjah, Ajman, Umm Al Quwain, Ras Al Khaimah, and Fujairah, as well as across the Middle East and GCC. We deliver engineered solutions that ensure fire safety code compliance and long-term protection for commercial, industrial, and residential projects.
What Are Penetration Seals?
Penetration seals are firestopping systems designed to close off openings created by pipes, cables, ducts, conduits, and other building services passing through fire-rated walls, floors, or ceilings. Without these seals, fire could quickly travel through the openings, compromising compartmentation and putting lives and property at risk.
The three main categories are:
Sealants – Fire-rated mastic or intumescent sealants that expand to close gaps.
Wraps – Flexible intumescent sheets that wrap around combustible pipes.
Collars – Metal casings fitted with intumescent lining that expand to crush melting pipes and seal openings.
Why Penetration Seals Are Essential in the UAE
The UAE’s Fire and Life Safety Code of Practice strictly mandates the proper sealing of all service penetrations in fire-rated elements. This is vital for:
Maintaining Fire Resistance Ratings of walls, floors, and ceilings.
Preventing Fire Spread between compartments.
Stopping Smoke Migration that can be lethal even before flames arrive.
Ensuring Civil Defense Approval for building completion.
In oil & gas, marine, healthcare, and data center environments, penetration sealing is even more critical because continuous operation of life safety and process control systems depends on the compartment’s integrity during a fire.
Types of Penetration Seals
1. Fire-Rated Sealants
Material: Acrylic, silicone, or intumescent-based compounds.
Applications: Small cable penetrations, annular gaps, junction boxes.
Advantages: Flexible, paintable, easy to apply, high adhesion to substrates.
2. Intumescent Wraps
Material: Flexible sheets impregnated with intumescent material.
Applications: Combustible plastic pipes (PVC, CPVC, PE) that soften/melt in fire.
Advantages: Compact, easy to retrofit, lightweight.
3. Pipe Collars
Material: Stainless steel or galvanized casings lined with intumescent strips.
Applications: Larger-diameter combustible pipes through floors/walls.
Advantages: High fire rating up to 4 hours, robust, tested for various pipe types.
Key Benefits of Penetration Seal Systems
Civil Defense Code Compliance – Meets BS, EN, ASTM, and UL standards.
Multi-Service Compatibility – Works with pipes, cables, ducts, and conduits.
High Fire Ratings – 30 min to 240 min protection.
Smoke Tightness – Reduces smoke leakage to near zero.
Acoustic Insulation – Some systems provide noise reduction benefits.
Moisture & Corrosion Resistance – Suitable for marine/offshore applications.
Applications Across Industries
Commercial Buildings
High-rise towers, malls, hotels, and offices to maintain fire compartmentation.
Oil & Gas Facilities
Offshore platforms, refineries, and petrochemical plants require hydrocarbon fire-rated seals.
Healthcare Facilities
Hospitals and clinics protect patient care areas from smoke spread.
Data Centers & IT Facilities
Ensures network integrity and equipment protection during fire events.
Industrial Plants
Power generation, manufacturing, and processing facilities.
Marine & Offshore

Fire Testing & Standards
Protek installs only tested and approved products with certifications including:
BS 476 Part 20/22 – Fire resistance of building elements.
EN 1366-3 – Fire resistance of service installations.
UL 1479 – Fire tests of through-penetration firestops.
ASTM E814 – Fire tests of penetration firestop systems.
IMO Resolution A.754(18) – Marine fire safety standards.
How Penetration Seals Work
The principle behind penetration seals lies in intumescent technology:
Normal Conditions: The seal remains dormant and allows normal operation of the service passing through.
Fire Conditions: At around 180°C, the intumescent material expands up to 30 times its original size, filling gaps, crushing pipes, and forming a dense char barrier.
Result: Fire, smoke, and hot gases cannot pass through the penetration.
Protek’s Installation Process
Step 1 – Site Survey
Assess service types, sizes, and fire rating requirements.
Identify penetrations in fire-rated elements.
Step 2 – System Selection
Choose the appropriate seal type (sealant, wrap, collar) based on the service.
Step 3 – Surface Preparation
Clean the opening and remove dust, oil, and loose debris.
Step 4 – Installation
Apply sealant to gaps, wrap intumescent material around pipes, or fix collars with stainless steel anchors.
Step 5 – Finishing & Labeling
Smooth sealant, tape wrap joints, label each penetration for inspection.
Step 6 – Testing & Documentation
Provide Civil Defense-compliant documentation and as-built drawings.
